WHAT IS A WHOLE HOUSE INSPECTION?

A whole home inspection is an evaluation of a home’s condition by a trained professional. Any home that is being purchased should be inspected.

WHAT IS THE PURPOSE OF THE INSPECTION?

The main purpose of a home inspection is to reduce the amount of risk in a real estate transaction. Another purpose of the inspection is to identify any visible adverse conditions of components or systems in the opinion and judgment of the inspector.

WHEN DO I CALL JTH SERVICES, INC.?

As soon as you have found the house to meet your family’s needs, you should call JTH Services, Inc. and schedule an appointment for the inspection. Ask a friend or your agent to be there if you can't, although we have access to most homes with a Supra Key.  I prefer that the homebuyer be present at the time of the inspection so that I can share my findings and give a clear understanding of the report. Be sure that all the utilities are on.

HOW LONG DOES IT TAKE?

The average home inspection takes 2-3 hours.

The wait time for the time of your call requesting a home inspection is usually less than 3-4 days. The inspection report is over 12 pages long, plus summary page, and presented to you in an attractive folder at the time of the inspection.

I'm proud of the fact that I stay on the inspection site and finish the report on site, without going back to the office to use a computer.  By remaining onsite during the whole inspection, I am able to double-check any questions you the client may have on individual components, as well as making sure that I don't overlook any portion of the complete inspection.  When I'm finished in 2 or 3 hours, you will have your completed Inspection Report.

HOW MUCH DOES IT COST?

Inspection rates are based on the finished square footage of the living area. Fees start at $225.00 & up.

ARE THERE RULES IN GOVERNING THE HOME INSPECTION?

Yes. JTH Services is a licensed home inspection company in the State of Illinois, LIC #451.0000270, following all of the state rules and regulations. I also perform VA and Rural Development inspections for no additional cost.
